Common Tenant Questions & Answers
Application Process
What is your application process and screening criteria?
At Duffield Properties, we strive for a straightforward and transparent application process. Here’s a breakdown of our screening criteria:
- Background Check:
We conduct a thorough background check. - Tenant Verification: We contact your previous landlord(s) to verify your rental history, including timely rent payments and adherence to lease terms.
- Employment Verification:
We contact your current employer to verify your employment history. - Credit Check:
We review your credit report to assess your financial responsibility and ability to meet monthly rental obligations.
Please note that we cannot approve applications from individuals with a history of bankruptcy, eviction, or felony convictions within the past 5 years.
Are there any deposits or non-refundable fees, and what are they for?
Fees and deposits will vary by property. Here’s a breakdown of the deposits and fees you may encounter:
- Security Deposit:
This refundable deposit is held to cover any potential damages to the property that may occur during your tenancy. If you maintain the property in good condition, your security deposit will be returned at the end of your lease. - Pet Fee:
This non-refundable fee covers additional cleaning and potential damages caused by pets.
