Handyman services are billed at $75 per hour, plus the cost of materials.
How do you advertise a property?

To ensure maximum exposure, we advertise your property on top platforms like Apartments.com, Homes.com, Zillow, MLS, and other online mediums.

Tenant Screening

What is your tenant screening process?

We conduct thorough screenings to ensure quality tenants:

  • Background checks
  • Tenant verification (We’ll also contact previous landlords to verify both payment history and cleanliness.)
  • Employment verification
  • Credit checks
  • PetScreening.com

We do not approve tenants with a bankruptcy, eviction, or felony within the past 5 years.

How do you verify tenant income and credit history?

All potential tenants must provide pay stubs or a letter of hire and consent to our background check process.

Maintenance & Repairs

How do you handle maintenance requests?
Tenants can submit maintenance requests via our convenient Tenant Portal, which allows us to track and resolve issues efficiently.
Do you use in-house maintenance staff or third-party contractors?
We work with trusted, highly reputable, local, third-party contractors like you would hire for your properties.
What is your emergency response time?
Our typical emergency response time is within a few hours. We triage emergencies immediately, taking steps like shutting off water to prevent further damage and/or instructing tenants to temporarily address minor issues until our contractor/vendor arrives.

Communication & Reporting

How often will you provide me with updates on my property?
We provide multiple regular updates:

  • Monthly owner statements
  • Maintenance updates
  • Quarterly home inspections
  • Any time you contact us with questions
What communication channels do you use to contact owners?

We communicate with owners via phone, email, text, or WhatsApp, based on your preference.

How do you handle tenant concerns and complaints?
Tenants must submit concerns or complaints through our Tenant Portal, where we address the issue with detailed information, such as photos and videos. We then dispatch a vetted team of maintenance providers to resolve the problem.

Rent Collection

How do you collect rent?
Rent payments are processed through our secure online portal. Tenants can pay by check, ACH, debit, or credit card.
What steps do you take to address late payments?
We take late payments seriously. Tenants who fail to pay on time receive violation letters. If tenants continue to miss payments, we initiate eviction proceedings or non-renewal of the lease with the owner’s approval.
What is your policy on evictions?
While we aim to avoid evictions, we have only had to evict one tenant in the past seven years out of more than 300 leases.

Property Management Experience

How long have you been in business?
We’ve been successfully managing properties since 2014.
Can you provide references from previous clients?
Yes, we can provide references from current and/or previous property owners upon request.

Legal Compliance

How do you stay updated on local rental laws and regulations?
We are committed to staying compliant with all federal, state, and local laws and regulations. Our team completes eight hours of continuing education every year to maintain compliance.
Are you familiar with Fair Housing laws?
Yes, we are fully familiar with and adhere to all state and federal Fair Housing laws.

Lease Agreements

What is included in your standard lease agreement?

Each lease agreement may vary slightly based on the property and its amenities. However, all leases include standard terms:

  • No smoking on the property
  • No unauthorized tenants
  • No painting (inside and/or outside) without prior written permission
  • No property alterations (inside and/or outside) without prior written permission
How do you handle lease renewals?

If tenants are in good standing, we make every effort to keep them. We begin the renewal conversation 60 days before their lease expires. Once tenants indicate they are moving out, we list the property 30 days before their move-out date to minimize vacancy. We also time leases to expire during high-probability rental times of year, so that your property is less likely to be vacant for an extended period.

From top to bottom and inside and out, we take great care and pride in property rentals, maintenance, and management.
